Frequently Asked Questions & Definition of Terms
General Information
The individual plans and designs contained on www.flatfishislanddesigns.com and on any printed material associated with Flatfish Island Designs are copyrighted, and as such, the plans, renderings and designs are the express property of Flatfish Island Designs LLC.
Study Set
A Study Set contains 4 exterior elevations, floor plans, and a roof plan.
- Elevations illustrate proposed exterior materials and note general ceiling heights for each living floor.
- Floor plans illustrate relationships of interior spaces, including recommended locations for plumbing fixtures. A conceptual furniture plan may be shown for reference purposes. Overall dimensions will be shown.
- Roof plans illustrate the design intent of roof planes.
The cost of each Study Set varies, and will be delivered by email in pdf format. Paper copies of study sets are available for $85 per set (24”x36” sheets – full size) and $50 per set (12”x18” – ‘half’ size). The cost of the Study Set will be credited to the account balance of the Purchaser if a Construction Set of the same design is purchased within three (3) months of the Study Set purchase.
Construction Set
A Construction Set will contain 4 exterior elevations, dimensioned floor plans, roof plan, exterior opening schedule, building section, wall section, and basic light fixture layout.
- Elevations are drawn at ¼” = 1’-0” scale, and illustrate exterior materials and ceiling heights for each living floor.
- Floor plans are drawn at ¼” = 1’-0” scale, and illustrate relationships of interior spaces, including recommended locations for plumbing fixtures. Dimensions will be shown to identify locations of exterior and interior walls.
- Roof plan will be drawn at ¼” = 1’-0” scale, and will illustrate the design intent of roof planes, including roof pitches to correspond with exterior elevations, building sections and wall section.
- Exterior Opening Schedule will indicate the size and style of exterior doors and windows, and will correspond to reference symbols on floor plans.
- Building Sections will illustrate the vertical relationship of the home, including ceiling heights and overall house height.
- Wall Section will illustrate the relationship of materials on a typical wall of the house.
- Electrical Plans will provide a basic layout for light fixtures, switches, and outlets.
A Construction Set does not include foundation plans, framing plans, or structural details. It also does not include mechanical or plumbing plans. While basic materials are indicated on the exterior elevations (such as ‘horizontal siding’), detailed specifications for each product and system to go in the home are the responsibility of the purchaser and builder, as the selection of each product and system is contingent on the location of the project and the preferences and budget of the purchaser. Electrical plans are for general layout purposes only, and require coordination by the purchaser and contractor with all applicable codes and guidelines. Wall sections will reflect the architectural components of the wall construction, but does not provide detailed specifications of structural components, insulation, moisture control, or general indoor air quality. These specifications are the responsibility of the purchaser and builder, as these specifications and details are contingent on the location of the project and the preferences and budget of the purchaser.
Individual designs are priced as indicated on the Flatfish Island Designs website. Paper copies of construction sets are available for $100 per set (24”x36” sheets – full size) and $70 per set (12”x18” – ‘half’ size).
Electronic drawing files are available for an additional cost of $500 per design. Drawings will be delivered in DWG or DXF format by mail or email.
Prices of designs and hourly rates are subject to change without notice.
Minor Revisions
Minor revisions are defined as those revisions that do not alter the structural concept of the home, and include the following:
- Reorganization of interior, non-load bearing walls,
- Kitchen planning
- Revision to exterior materials
- Reversing plans.
Minor revisions to designs are invoiced at $75 per hour, with a $375 minimum. We will provide you with an estimate of the hours required to make requested changes before performing the work. Visits to local project sites to evaluate specific property conditions are invoiced at $150 per hour including travel time to the project site. Meetings in our office are invoiced at $100 per hour.
Significant Revisions
Significant revisions will require the input of a licensed design professional in the area of the project. Flatfish Island Designs does not provide an architect’s stamp on drawings.
Examples of significant revisions to the designs include the following:
- Adding rooms
- Stretching or shrinking the building ‘footprint’
- Adding stairs or elevators
- Elevating homes or altering ceiling heights
- Rearrangement of load bearing walls
- Extending porches
Consultation with an Architect may also be required or needed for properties with design review boards. While Flatfish Island Designs LLC does not provide this service, we can provide you with recommendations of local design professionals who may be able to guide you through this process.
Payment
Payment by cash, check, or credit card is required prior to shipping of study sets, construction sets, or reproducible master. All purchases are non-refundable.
